Types Of Fire Risk Assessment (FRA) Provided By Excel Fire

Type 1 – Common parts only – non destructive
A Type 1 fire risk assessment is a basic FRA required for satisfying the RRFSO. Should there be reason to suspect defective areas in the structural fire protection i.e, poor or non existant compartmentation or inadequate fire stopping – a Type 1 inspection is often sufficient. Should there be any doubt, another type of fire risk assessment should be considered

 

Type 2 – Common parts only – destructive
The Type 2 fire risk assessment covers the same areas as a Type 1 FRA, however it is noted that there is a degree of destructive inspection, this is carried out on a sampling basis only and is often necessary for an Excel Fire contractor as well as the Fire Risk Assessor to be present for gaining access to the areas requiring examination and the making good post inspection. A Type 2 fire risk assessment is usually a one off assessment which is carried out only if there is good reason to suspect weaknesses that could lead to spread of fire beyond the original fire starting point.

 

Type 3 – Common parts and flats – non-destructive
The Type 3 fire risk assessment includes the work involved in a Type 1 fire risk assessment but goes beyond the scope of the RRFSO (Regulatory Reform Fire Safety Order). This particular risk assessment will consider the arrangements for means of escape and fire detection. The inspection of any flat is non-destructive, but part of the survey will include the fire resistance of doors to rooms.

A Type 3 fire risk assessment should be appropriate for rented flats if there is any reason to suspect serious risk to residents should fire take hold within their flats. This is often due to the age of the building or unauthorised alterations present.

 

Type 4 – Common parts and flats – destructive
The Type 4 fire risk assessment covers the same areas as the Type 3 FRA, however there will be some destructive inspections in the common parts and in a sample of the habitable area. This will normally require an Excel Fire contractor to be present to allow access to the elements requiring examination and also for making good post inspection. This type of inspection is normally carried out on properties that are unoccupied or void. The type 4 fire risk assessment is usually only required in rare circumstances for example if a new landlord takes over a block of flats and the history is unknown, or where there is good reason to suspect serious risk to residents from fire within their own flat and a fire in neighbouring flat.
